Masonry work for Egypt Lake-Leto homes

We're a masonry contractor based in Tampa, FL, and Egypt Lake-Leto is close to home, so the calls here sound like the ones I get all over the area: a cracked front step, a mortar joint letting water in, a block wall someone wants along the back of the yard. It's unincorporated Hillsborough County, so permits here run through the county, which we cover in the questions below. We do the same kind of work in Mango and Lake Magdalene.

Most houses we see here are block or brick on a slab, with driveways and walks that have been through years of summer storms. Water is usually what we're chasing, so before we touch a joint or pour a footing, we look at where the rain runs and where it sits.

What we build and fix in Egypt Lake-Leto

  • Foundation repair

A stair-step crack in the block or a dropped slab edge gets a look at what's underneath, so we fix the cause and not just the crack.

  • Chimney repair

Where a house here has a chimney, summer rain hits the crown and top courses hardest, so that's where we check and rebuild loose brick first.

  • Tuckpointing

Mortar joints that have gone soft or sandy let rain into the wall, so we grind them out and pack in fresh mortar matched to the old color.

  • Brick repair

Flaking or cracked brick on a front wall or planter gets cut out and replaced with a matching brick, so the repair doesn't show from the street.

  • Driveway pavers

Older poured driveways here crack and stain over time, and pavers laid on a packed base give you a surface we can lift and reset if a section settles.

  • Retaining wall construction

Where a backyard drops toward the neighbor's lot, a retaining wall holds the soil back, and we build drainage behind it so heavy rain doesn't push it out.

  • Masonry restoration

Tired brick and block walls on older houses come back with cleaning, repointing and brick replacement, keeping what's sound and replacing only what has to go.

  • Fireplace installation

Indoors or out on the patio, we build the fireplace in brick or stone around the firebox you choose, following that maker's installation instructions.

  • Stone veneer installation

Thin stone set over plain block dresses up a front wall or a column, and we finish the bottom edge so water drains out instead of sitting behind it.

  • Concrete block walls

A block wall along the side or back of the yard gives you privacy, and it starts with a poured footing so the wall stays straight.

  • Foundation block wall installation

For an addition or a new structure, we lay the foundation block to the plans, then fill and reinforce it so it's ready when the inspector comes.

  • Outdoor kitchen masonry

Plenty of backyards here get used most of the year, and we build the block base, the counters and the brick or stone face around your grill.

  • Walkway construction

A walk from the driveway to the front door or around to the back, in pavers, brick or concrete, sloped so rain runs off instead of pooling.

  • Brick wall installation

New brick walls, planters and mailbox columns go up level and plumb, with weep holes, small gaps at the bottom, so trapped water can get out.

  • Stone masonry

Natural stone for walls, steps and borders gets fitted piece by piece, and we set it on a firm base so nothing rocks or shifts underfoot.

  • Brick pointing

When only a few joints are cracked or missing, pointing just those is the right fix, and I'll tell you if that's all your wall needs.

Egypt Lake-Leto masonry questions

Do I need a permit for masonry work in Egypt Lake-Leto?

Often, yes, and the county's Development Services handles permitting and building inspection for all of unincorporated Hillsborough County, Egypt Lake-Leto included. New structures need a building permit, with the plans reviewed against the Florida Building Code and safety inspections during construction. If your job needs one, that's part of our work.

Do fences and sheds need a permit in Hillsborough County?

Wood, PVC and chain link fences and residential sheds under 150 square feet are on the county's no-permit list, but concrete fences and all porches need a permit. That puts a concrete block fence on the permit side, and the county also says to call its zoning department about fence rules for your area before anything gets laid out.

Can I pull my own permit for a masonry project in Hillsborough County?

Yes, the county lets you do the work and pull your own permits when the home is in your name and it's your main residence. When you hire a contractor, the contractor gets all the permits. If a project is already under way without one, the county says to stop and email permitting@hcfl.gov about an After-The-Fact permit, because continuing can bring a citation of up to $500 per violation.

Is non-structural work under $7,500 exempt from a permit in Hillsborough County?

It can be, for non-structural work on a single-family home valued under $7,500, but you or your contractor still have to apply on HillsGovHub with papers showing the scope and the value. Structural work, work of $7,500 or more and a few other cases the county lists don't qualify, so a footing, a load-bearing wall or a foundation repair won't. Separately, a home improvement costing more than $5,000 needs a Notice of Commencement, which is part of the paperwork we handle.

How do I check a masonry contractor's license in Hillsborough County?

Ask which Florida license they hold and where it lets them work, because the state licensing board says a certified license is good anywhere in Florida while a registered one only covers the cities or counties where the holder has a certificate of competency. Anyone who contracts to build, alter or repair buildings also needs a business tax receipt as a contractor. Ask us the same questions at the estimate.

How much does masonry work cost in Egypt Lake-Leto, and how long does it take?

The price comes from the size of the job, whether you pick brick, block, stone or pavers, how easy the spot is to reach, and what we find once old mortar or a cracked slab is opened up, and I'll write your number on site. Timing turns on the permit and inspections and on the weather, since mortar and concrete need dry hours to set, and Tampa International Airport, just south of here, averages 49.48 inches of rain a year, with June through September the wettest months. In those months we plan around the afternoon storms and cover fresh work.
